For small towns, colleges are usually the best economic engines.
You bring in a higher educated group of residents to teach and run the school, which generally has benefits to the community at large.
Due to the student body coming in and out a lot, you generally get better transit options or just plain walkability/bikeability compared to other small towns.
You are probably going to have a more vibrant arts scene, in part due to the greater number of college students able to volunteer.
Colleges are also usually more resistant to economic shocks than other small town economic drivers, so the economy is going to be more stable.

more shit just happens in college towns. the youthfulness of its constituents require more diverse and populous entertainment districts.
the opposite is true of retirement communities.
i visit both types often, the difference is stark.
