If they bothered insulating their houses, installing split systems, double glazing or tinting windows, painting with reflective colours, etc, they would have a gew less bank notes to lie on at night. They NEED that money or the poor starving landlords wonât be able to get a good nightâs rest :(
Well, they actually do though. We just had our Landlord pay to service our aircon this week because it wasnât cooling. Given what we pay in rent though, I have zero qualms about making sure the stuff in the place works as agreed.
I gripe about how much we pay fairly regularly, but I will concede that our landlord does actually approve the maintenance stuff we raise. Gotta be fair to the guy.
In Victoria at least (not sure about WA), air cons not working are considered urgent repairs. They must be remedied immediately, or you can have someone fix it yourself then be reimbursed for the costs (as long as itâs under $2,500).
But, of course, thatâs only a thing if the property already has cooling thatâs supplied by the landlord. And I bet you can guess how many landlords volunteer to install something they arenât required to, and if they installed, would be obligated to maintain. Especially considering the amount of people who donât have much choice, and how many rentals donât even meet the minimum standards they are already required to meet but choose not to.
I donât believe your experience is anywhere near across the board.

Itâs very likely the same in WA; I havenât looked into it. Which I regret now, as the landlady took ages (over a year) to approve an Aircon repair in our old house.
This topic sort-of skirts around the issue of solar panels in WA. Theyâre very common among home owners, but rare among renters. You can almost tell whether a house is owned or rented here by looking at solar panels in the street. Landlords have zero incentive to install them, because they cost a decent amount and donât change the amount in rent by very much and then theyâre on the hook for repairs/maintenance of them.
