    buy an old house

    buy a house on a plot of land that isn’t in a historical watershed

    buy a house that you can afford (the one with the rough edges so you can make it your own and raise its value with your efforts)

    research all the options like first time homeowners incentives, there is a lot of things out there to help you

    don’t worry about the total price if the monthly payment is your main concern

    a mortgage and all that comes with it isn’t much more then rent these days.
