For non-Georgians, the Atlanta beltline is a massive 20-something mile in-construction green space looping around the city. It's going to be full of multi-use development and include thousands of low-income housing units. Until now, the proposal has always been that all the businesses along the beltline will be taxed to pay for its development. A great boon to Atlanta residents and at no cost to Joe Citizen!
You know where this is going, obviously. So, property values are skyrocketing around the proposed areas, lower-income people are being forced to move, and now it's clear that everyone is going to have to be taxed further to meet the dreams of the advocacy group that successfully lobbied for the Beltline. Out-of-state investors are snatching up property left and right, while lower-income renters are being forced out so that properties can be demoed by the neighborhood and replaced with Work Eat Play developments. The low-income housing also looks like it was a sham, with only a few hundred units funded so far.
I'm from the government, and I'm here to help investors.
